When people think of home staging, they most often think of "vacant staging," where stagers come in after the occupants have moved out with a truckload full of beautiful furnishings, artwork, and furniture—they make everything look lovely and picture-perfect. But what happens when you will be living in the home when it comes to market, and vacant staging isn't a possibility? That's when you need real staging for real life, and we call that Occupied Home Staging, where the goal isn't so much to make it pretty but to make it as marketable as possible.

Occupied home staging can be likened to sophisticated camping for money—it’s all about striking a balance between living in a home and making it market-ready. Just as in camping, where you pare down to essentials while still maintaining comfort, occupied home staging requires homeowners to declutter, simplify, and temporarily adjust their living space. The goal is to create an environment that’s attractive to buyers while still being functional for everyday life.
How it works...
The Initial Call
Every home and client are unique, so I always begin each project with a brief 15-minute introductory call. This allows me to learn more about you and your property (or the listing if you're an agent) and address any concerns you may have about the property. It's an excellent opportunity to discuss my process and how I work, as it's crucial that we are a good match and can achieve a successful outcome together.

​The Occupied Consultation
​The consultation begins with a 2-hour on-site "walk and talk," during which I discuss the process of preparing the home for sale and offer personalized recommendations and actionable strategies to elevate your property's presentation, from minor updates and paint color recommendations to strategic furniture placement utilizing existing furnishings and decor to create a space that appeals to a broad range of buyers.​

The Occupied Photo Prep
​Once the action items have been completed, staging the home for the photographer is all about perfecting the final details to ensure the property shines in every shot. I can return to do the final fluffing, shuffling, moving, and arrangement to create visually appealing, balanced spaces that will captivate potential buyers. ​​​​
